Up to $7,500 per year in deferred property taxes

DeKalb County administers a state senior property tax deferral program that can delay up to $7,500 of property taxes each year for qualifying homeowners age 65+ with limited income. It is not a home-improvement grant, but it can free up cash that homeowners may use for repairs or mitigation work.

Program details

How it works

The DeKalb County Treasurer’s Office says it facilitates the Senior Citizens Real Estate Deferral Program, which is governed by Illinois statutes. Eligible homeowners can defer part of their property taxes instead of paying the full amount in the current year.

Amounts and matching

  • Up to $7,500 may be deferred annually for the tax year.
  • The homeowner remains responsible for taxes due above the deferred amount.
  • The maximum deferred amount, including interest and lien fees, cannot exceed 80% of the taxpayer’s equity interest in the property.

How to apply

The county says applicants should contact the Treasurer’s Office to obtain an application and get help completing it.

Timing and deadlines

The program is annual. The page does not state a specific filing deadline on the FAQ page, only that qualification must be met each year.
