Real Estate Defensible Space Inspection

How it works

The City of San Diego Fire-Rescue Department provides Real Estate Defensible Space Inspections for property sales in High or Very High Fire Hazard Severity Zones. The inspection is used to document whether a property meets defensible space standards under state law or local vegetation management rules.

What the service covers

The inspection provides documentation for escrow compliance and checks whether the property meets defensible space requirements under California Fire Code and local ordinances.

Amounts and fees

• The fee is $118.00.
• Payment must be submitted with the application for the inspection to be scheduled.
• If you cancel, you must do so at least 2 business days before the scheduled inspection or you will still be charged.

How to apply

1. Visit the Customer Portal.
2. Choose “Request an Inspection.”
3. Select the “Real Estate Defensible Space Inspection” option.
4. Log in or register for a customer account.
5. Complete the application, including applicant and billing contact information.
6. Submit the application and then click “Proceed to Pay” to submit online payment.
7. The billing contact can also use guest checkout if they do not want to create an account.

Timing and deadlines

• California Civil Code 1102.19(a) requires documentation when selling property in a High or Very High Fire Hazard Severity Zone.
• As of July 1, 2021, the inspection requirement applies to sales in those zones.
• After payment and submission, a Defensible Space Inspector will contact you within 2 to 4 business days to schedule.
• Inspections are conducted during regular business hours, Monday through Friday, 8:00 a.m. to 5:00 p.m.
• Inspections typically take 10 to 14 business days from the request date to be conducted.
