How it works

The Neighborhood Revitalization Initiative (NRI) Home Rehabilitation Loan Program is a partnership between the City of Fargo and Gate City Bank. Fargo says the program is meant to improve neighborhood quality of life and encourage investment in the city’s existing housing stock.

What the money covers

The program funds significant home improvements for existing homes. The city lists these eligible work categories:

  • Foundation work, including drain tile and bracing
  • Siding, roofing, windows, or other major exterior upgrades
  • Addition of a bedroom or new living space
  • Major interior remodeling, such as kitchen or bathroom remodels
  • Replacement of major mechanical systems, including furnace, electrical system, and plumbing

Amounts and matching

  • Loan amount: $10,000 to $100,000
  • Repayment terms: 10 or 15 years
  • APR: as low as 4.66%
  • Loan is secured by a second mortgage

How to apply

The city says homeowners should develop a scope of work, apply, submit contractor quotes, close on the loan, and complete the project within 6 months of closing.
