How it works

Gwinnett County says the Housing Rehabilitation Assistance Program helps homeowners make essential repairs to their homes using federal Community Development Block Grant funds. The assistance is structured as a five-year deferred payment loan at 0% interest with no monthly payments. The loan is forgiven over time as the homeowner continues to live in the home, and it is fully forgiven after five years.

What the money covers

The county says eligible repairs may include, but are not limited to:

  • Roofs
  • Walls
  • Decks
  • Stairs and railings
  • Windows
  • Doors
  • Exterior structures
  • Plumbing systems, fixtures, and water heaters
  • HVAC systems
  • Lead or asbestos abatement
  • Other critical safety or structural repairs

The program page and county announcement both describe the assistance as up to $20,000.

Amounts and repayment

  • Maximum assistance: up to $20,000
  • Interest rate: 0%
  • Payment schedule: no monthly payments
  • Forgiveness: 20% of the balance is forgiven each year starting on the first anniversary of closing
  • Full forgiveness: after five years of continued residence

Important note for homeowners

This is a general home-repair program, not a wildfire-specific grant. Still, some covered items such as roofs, windows, exterior structures, and other critical safety or structural repairs can overlap with home-hardening work.
