Homeowner Rehabilitation Program

How it works

Gwinnett County’s Homeowner Rehabilitation Program helps eligible homeowners make essential repairs to their homes using federal Community Development Block Grant funding from the U.S. Department of Housing and Urban Development. The assistance is structured as a five-year deferred payment loan at 0% interest with no monthly payments. The loan is forgivable and is fully forgiven after five years of continued residence in the home.

What the money covers

The program is designed to address health and safety concerns and can be used for essential repairs. Covered work includes, but is not limited to:

• Roofs
• Walls
• Decks
• Stairs and railings
• Windows
• Doors
• Exterior structures
• Plumbing systems, fixtures, and water heaters
• HVAC systems
• Lead or asbestos abatement
• Other critical safety or structural repairs

Amounts and repayment

• Maximum assistance: up to $20,000
• Interest rate: 0%
• Monthly payments: none
• Forgiveness schedule: 20% of the balance is forgiven each year, starting on the first anniversary of closing
• Full forgiveness: after five years of continued residence
