Program details
How it works
Nassau County says its State Housing Initiatives Partnership (SHIP) program is administered locally to help create and preserve affordable home ownership. Within that program, the county’s owner-occupied rehabilitation assistance is aimed at fixing homes and addressing code violations.
What the money covers
The county’s SHIP page says the program provides owner-occupied home rehabilitation assistance. The rehab strategy page says the goal is to maintain the safety and habitability of single-family homes and that the work focuses on general renovations and repairs to address code violations.
Amounts and structure
The rehabilitation strategy states assistance is provided through a 10-year deferred loan of up to $125,000. The loan becomes due in full if the property is sold, the title is transferred, or the home is no longer the applicant’s primary residence during the loan period.
Timing and repayment triggers
The county says the loan is also considered in default if the property is sold, transferred, or conveyed; if the home is converted to a rental; if homestead exemption is lost; or if the owner stops occupying the home as a primary residence. The county also says applicants must not have received SHIP assistance from the county in the previous 10 years.
Notes for homeowners
The county SHIP overview says the program is intended for very low-, low-, and moderate-income families who meet the requirements in Florida Statutes, Florida Administrative Code, and Nassau County’s Local Housing Assistance Plan.
